Signs Your Deck Needs Work

  • Boards that bend, crack or feel soft when you step.
  • Rails that move when you lean on them.
  • Stairs that rock, sag or have a loose stringer.
  • Nails popping up or screws backing out.
  • A gap where the deck meets the house.
  • Posts that lean or have dark, wet wood at the bottom.

Any one of these is worth a look. Two or more, and the deck should not host a party until someone checks it.

We Look Under the Deck First

Dry clay soil split into deep cracks beside a backyard under live oaks
Dry ground pulls away and swells back. Footings feel it first.

New boards on a bad frame is money lost. So we start under the deck. We probe the posts and joists for soft wood. We check that the ledger board is tied to the house the right way. We look at footings for movement.

Our clay soil can shrink in dry spells and swell after rain. Over the years that can push a footing out of line. When a post has moved, we fix the support, not just the boards on top.

Repair or Rebuild

Repair fits when the frame is solid. That can mean new boards, a new stair, new rails or a full resurface on the old frame.

Rebuild fits when the frame is soft, split or was built wrong. Then we take it down and build it right. Sometimes we can reuse the footings. Often we cannot.

We give you photos of what we found and a price for each path. You pick.

Resurfacing an Old Deck

If the frame passes, a resurface gives you a deck that looks new for less than a rebuild. Old boards come off. Damaged joists get swapped or sistered. New boards go on, in wood or composite. New rails and stairs can go on at the same time.

Repairs on Rental Houses

Most homes in San Marcos are rented. If you own or manage one, we can meet a tenant or your manager on site. See our page on rental property decks for how we handle access, photos and turnovers.

Questions People Ask

Can you replace just the boards?

Yes, if the frame is in good shape. We check it first so you do not pay for new boards on joists that will fail soon.

Why is my deck pulling away from the house?

Usually the ledger board was not fastened right or the wood behind it has rotted. This one is serious. Keep weight off that side until it is checked.

Do I need a permit to repair a deck?

The city does not post a rule for repairs on its permit page. Ask with its Permit Requirement Determination Form. A full rebuild is more likely to need one than a few new boards.
